Finishes

The pattern worth noticing: complexity costs more than size. Adding 300 square feet to a simple rectangle is relatively cheap. Adding two dormers and a vaulted ceiling to the same house is not.

  • Plumbing locations. Once it’s in the slab or through the joists, moving a bathroom is a demolition project.
  • HVAC layout and duct runs. Retrofitting a duct through a finished wall is nobody’s good day.
  • Rough electrical. Outlet and switch placement, recessed can layout, low voltage runs. Cheap during rough-in, disruptive after drywall.

Walk the house at framing and again at rough-in. Bring a tape measure and a marker. Standing in the actual space tells you things a plan never will, and both of those moments are your last cheap opportunities to change your mind.

There’s a version of a custom home that looks spectacular on day one and costs you for the next thirty years. The way to avoid it is spending on the things you can’t change and economizing on the things you can.
